Terms & Conditions
RESERVATIONS - 20% of the total rental fee is required to secure reservation, balance must be paid in full thirty (30) days prior to arrival date. If the balance is not paid by this deadline the reservation may be cancelled and all monies collected will be forfeited.
RATES - Published nightly rental rates do not include, tax, cleaning fees, guest services fee, or any additional requested services. Nightly rates are subject to change without notice based on season and/or occupancy levels. Once a guest has secured a rate it will not change unless the reservation is modified by the Guest(s).
OCCUPANCY - The Holiday Cottage will only accept reservations from adults 25 years of age or above.
CHECKIN TIME IS 4:00 PM - No concessions, rate reductions, or refunds will be made for postponed occupancy due to conflicts out of our control.
CHECKOUT TIME IS 10:00 AM - Checkout is strictly enforced so that we have adequate time to prepare the property for the next scheduled guest.
a. Early arrival or late checkout may be available for an additional fee and must be pre-arranged. This option is not guaranteed and is based upon availability.
AVAILABILITY - If The Holiday Cottage becomes unavailable prior to occupancy due to circumstances outside of our control or prior knowledge due to: Major mechanical failure, or loss of utility (Electricity, Gas, Water) before offering a refund, The Holiday Cottage reserves the right to reschedule, issue a credit for future use, or Guest(s) will be given a full refund without penalties.

QUIET HOURS - begin at 10:00 PM and end at 8:00 AM
SMOKING IS NOT PERMITTED INSIDE THE PROPERTY
INCLEMENT WEATHER - It is the Guest(s) responsibility to monitor the weather and road conditions prior to arrival. Road conditions can change quickly and/or remain impassible for extended periods of time.
a. If guest becomes held over the full nightly rate will be charged for each additional night.
b. It will become the Guest(s) responsibility to pay for any additional services requested.
c. Guest(s) who do not show or depart early will be voluntarily forfeiting the reservation, no refund will be given.
REFUNDS - All eligible refunds will be issued to the credit card on file. Cash refunds are not available. Refunds or rate adjustments are not made for any inconveniences. No refunds or rent reductions will be made due to failure of appliances and/or equipment, early departures, delayed arrivals, or inclement weather. Some refunds will require an additional reservation change fee.
EVENTS – The Holiday Cottage is intended for individual or family use only. As such, we do not allow any events, gatherings, or photo shoots without prior approval. If you wish to host an event or a photo shoot, you must contact The Holiday Cottage at least 30 days in advance of your stay.
a. Types of Prohibited Activities includes, but is not limited to Weddings, receptions, or any large gatherings. Birthday parties, anniversaries, or other celebrations. Professional photography or videography shoots. Corporate events, meetings, or retreats
b. Any unauthorized event or photo shoot will result in immediate termination of your rental agreement without refund. Additional fees may be charged for damages or disturbances caused by unauthorized activities.
PREVIEWING PROPERTIES - Due to liability issues, we are unable to provide prospective renters with access to preview property prior to scheduled arrival. Specific property information such as access and/or alarm codes, and directions will be provided prior to your day of arrival via e-mail.
LISTING INFORMATION - We have made every effort to ensure that all the information on the website is current & accurate. The possibility of errors and omissions exists. The Holiday Cottage will be happy to confirm all data and information contained herein or will be glad to answer any questions you may have prior to booking your reservation.
